Golden thread

Your golden thread: complete, current and ready to show.

For a higher-risk building in England, the golden thread is the digital record that shows the building is safe and well managed. We check what you hold, fill the gaps, give it a clear structure and keep it up to date after every test and visit.

What the law asks for

Four tests your golden thread has to pass.

Under the Building Safety Act 2022, the Accountable Person for an occupied higher-risk building in England keeps the golden thread: the information needed to show the building meets building regulations and to manage the risks of fire spread and structural failure. Where there is more than one Accountable Person, the Principal Accountable Person takes the lead.

Digital

Kept digitally and securely

The information is held in digital form and kept secure. It can sit across more than one system, as long as it works as one.

Reliable

One source of truth

Accurate and up to date, so the people who manage, maintain and inspect the building all work from the same information.

Accessible

Available when needed

Easy to find and use for the people who need it for their work, including contractors, residents and emergency responders.

Complete

From design to occupation

Started before building work begins, kept up to date through construction and handed over on completion. For existing buildings, reasonable enquiries must be made to find what is missing.

What we do

From scattered files to a golden thread you can show.

Golden thread work is a specialism of ours. We combine document control with engineering knowledge of the fire, electrical and mechanical systems the information describes, so the records make sense to the people who use them.

  1. Golden thread health check
We review the information you hold against the requirements and give you a written report of gaps, risks and priorities.
  2. Find and fill the gaps
We help you make the reasonable enquiries the law expects, gather drawings, certificates, test records and manuals, and record the fire and MEP assets on site where information is missing.
  3. Structure it
One digital structure by system and asset, with an asset register, so every record can be found in seconds.
  4. Keep it current
After every test, maintenance visit or change, the new records go into the thread and the change is logged.
  5. Ready when asked
Information prepared for residents, the Building Safety Regulator, fire risk assessors, insurers and auditors.
